    Selling your house is not always as easy as it appears to be. Why is it that one house is sold within just a few days while another house will take up to a year or even longer to be sold?

    Why is it that one house is sold with more profit, while the other house ends up with an enormous (mortgage) debt by sale?

    The answer to the above questions lies in ‘presentation’. Presenting one’s home by pictures, presenting one’s home on the internet and by presentation to potential buyers.

    Due to my experience in digital photography and internet for many years, I was asked to help out friends and family with the presentation of their homes. I helped them out and told them all about what I knew and became therefor even more interested in the many possibilities to what makes a home sell-able. I started searching for more information, and began providing tips and recommendations to acquaintances and friends. The result was stunning! The homes were sold faster and (more importantly) with more profit than expected!

    At first I did not plan on writing down my experiences with house sales advice. But eventually I did, since the collection of the information contained so much useful advice. Furthermore I received many positive responses. All this made me decide to bundle the information into a book.

    All the information, experiences and tips and tricks help you to make your home more presentable to the buyer’s market and mainly, sell faster with more profit! Do not worry! Technical knowledge is not needed! Selling your house with a loss on the offering price? It is totally unnecessarily!

    The thing that shocks me the most is that brokers do want to sell your house, however do not want to sell against a 100% effort. In other words, because they do not know better by not receiving any extra profit on selling the house for the highest offer they can get. Therefore the motivation of brokers is not what is should be. In fact the only thing what brokers do think of, is to advice you to decrease the selling-price of your house! This should not happen and will cost you money! There are many other possibilities.

    Brokers have less knowledge about how to present a house. It appears that men fulfill the role as brokers often nowadays. According to my experience men mainly have a technical approach when it comes to business and have few knowledge about how to really present a house strong and characteristic.

    Details and sphere are often left out as important markers for selling a house. In 90% of the cases, the woman decides if a house is worth to look at!

    This means that when a house is not presented well enough, less potential buyers come by to have a look, which obviously means even less chance to actually sell the house to a buyer!
